The Challenge

An institutional investment manager was evaluating the acquisition of a $500 million loan pool secured by approximately 50 multifamily and mixed-use properties, originally originated by a major New York–based financial institution. Acting as an intermediary between lenders and independent appraisers, the firm managed the ordering, coordination, and review of property appraisals to ensure accurate, unbiased valuations and regulatory compliance.

The Summer Street team conducted a detailed review of each appraisal report, evaluating valuation methodologies, cash flow assumptions, comparable sales, and overall compliance with industry standards. The portfolio was also analyzed holistically to identify inconsistencies or assumptions requiring further scrutiny.

While projects of this scale can require up to eight business days, Summer Street’s experienced MAI appraisal review team delivered comprehensive portfolio-level insights in less than half that time, allowing the client to maintain momentum in the transaction process.

The Outcome

Despite challenges tied to market volatility, sponsor performance, and diverse collateral, the transaction successfully closed.
