A lender originated a loan five years ago on a large Class A office building in a Mid-West market. At the time, the property was valued at approximately $250 per square foot.
In the years that followed, the market changed dramatically. Post-COVID office weakness led to tenant departures, retail closures and declining activity around the property. A neighboring Class A office building was vacated.
By the time the lender needed to reevaluate the asset, its value had fallen from approximately $250 per square foot to roughly $70 per square foot.
The challenge was not simply determining a new value. The lender needed to understand what had driven such a significant repricing, whether the assumptions underlying the new valuation were supportable, and how to communicate the realities of an impaired asset to internal management and other stakeholders.
Summer Street Advisors conducted an independent appraisal review focused not simply on validating the appraisal, but on understanding the property-level and market factors driving the reset in value.

The analysis also provided a stronger basis for internal discussions around impairment, reserves, workout alternatives and potential asset-management strategies.
While the ultimate path forward for the property is still being determined, the lender is now evaluating its options from a more informed position, with a clearer understanding of both the asset’s challenges and the market realities influencing its value.
For lenders, a major decline in collateral value creates more than an appraisal issue. It can affect impairment decisions, reserves, workout strategies, loan modifications and ultimately the range of options available for an asset.
