The Challenge

A rating agency engaged Summer Street Advisors to support the evaluation of a single-family rental portfolio ahead of a planned securitization. The portfolio included 20 properties spread across three states, each with varying conditions and local market dynamics.

For the securitization to proceed, the client needed a structured, on-the-ground view of asset quality, potential risks, and any inconsistencies that could raise questions during the rating process or delay execution.

The Solution

The Outcome

The portfolio successfully moved through the rating process, supporting the execution of a $100 million securitization loan, which ultimately closed as planned.
