Summer Street Advisors (SSA) hosted the latest gathering of its CRE Leaders Circle at the Cornell Club in New York, bringing together a carefully selected group of investors, lenders, and advisors from the commercial real estate sector to examine a market in transition.

The conclusion was unambiguous: private credit has crossed a threshold. What was defined for years by rapid expansion and favorable conditions is now entering its first real period of stress, and the strategies that worked in previous cycles are no longer sufficient.

Small by design and closed to the public, the CRE Leaders Circle creates the conditions for the direct, substantive exchange that larger industry forums cannot. “It’s not just about participating in the market, it’s about interpreting it,” said Jack Mullen, founder and CEO of SSA, who served as the event’s spokesperson. “At a time when credit conditions are tightening and risks are beginning to surface, the quality of relationships, not the quantity, is becoming a defining factor.” 

The Cornell Club, known for combining academic rigor, institutional perspective, and financial depth, provided the appropriate setting. Over the course of the session, participants examined tightening credit conditions, stress points in existing financing structures, and the specific pockets of opportunity that remain for those who can assess the environment with clarity and discipline.

The meeting delivered a clear warning: private credit is no longer operating in calm conditions. SSA convenes the CRE Leaders Circle because the quality of analysis, and the quality of relationships, will determine who navigates it well.
